About the Development
Located at the crossroads of Interstates 26 and 81, Tri-Cities Crossing offers excellent visibility, easy access and a centralized location. The development is a 10-minute drive from the heart of both Johnson City and Kingsport. Truly a regional development, Tri-Cities Crossing is located at the border of the two cities and receives utilities from both municipalities.
Based on 2013 annual average daily traffic data from the Tennessee Department of Transportation, approximately 35,000 vehicles pass Tri-Cities Crossing on Interstate 81 each day. Traffic on Interstate 26 is slightly higher with approximately 47,000 vehicles per day. Tri-Cities Crossing is easily accessible from both I-26 and I-81.
Envisioned as an open-air concept with retail outparcels, restaurants and lodging flanked by well-known anchor tenants, Tri-Cities Crossing is being developed with ample green space. This use of green space serves multiple purposes. It strengthens the brand of the development as a desirable shopping and dining destination. It adds to the visual appeal and draw for travelers on the interstate thoroughfares. And it will help to make the shopping experience quiet and enjoyable for customers.
Tri-Cities Crossing is a planned development with three initial phases:
